What would be a fair offer on a 4 series?
I'm thinking 1000-1500 over invoice, am I being unrealistic?

Yes, you are being realistic. You will have no trouble buying a new F30 for $1000 to $1500 over invoice. Generally, $500 over invoice is also a fair offer, and a pretty good deal for the buyer, so it will take some effort to get that price or better.
If you are willing to go to $1,500 over invoice, there's no need to not try to get it for less. Generally, if you are a good and tough negotiator, you can get a new car for less than $1500 over invoice. The dealer knows he's not likely to be making any appreciable sum of money on the sale of a new car, but that doesn't mean he won't try.

I'll wait til they hit the lot and then see what kind of deal I can get.. Only problem is I want a custom build and will have to wait another 2 months after a deal is worked out. |

I didn't notice where you live, but here in the DC metro area, there are at least five dealers in the metro area alone, and that's not counting Annapolis, Baltimore, or further out Northern Virginia, all of which are more than close enough to use for this purpose. Just a suggestion...
