Thoughts about 328i lease deal (Texas)

So after being confused about why my monthly payments came to be higher than the what I saw at edmunds, bankrate, I found out that Texas residents need to pay the full tax on the vehicle. Just saw a dealer yesterday and he is offering 0.0017 MF and 65% residual for the below vehicle:

The MF seems really high. I think the base MF is .0013 for April for 3 series.

The funny thing is that if I calculate the lease (Using edmunds and Leasify app) with 0.0013 MF, the monthly payment is coming out to be 566 + tax. So with tax it is 647 and the dealer is offering 634 with 0.0017 MF. All this is not making any sense to me

600 w/ tax. anything under 600 would be pretty good.

Im paying $399 a month with tax for my $50,100 MSRP 428i with 4k down, 36 months, 10K per year.

aproxymate , what dealer are you working with in Dallas? I work for Classic in Plano so may be able to help you out with better numbers. These do seem a bit high from what I've seen.

is that $4,000 down cap cost reduction? If so to put in perspective for OP the payments would be about $511,
