House sharing/renting

I'm a contractor and often work away, recently I've thought about renting out my own lovely house as its not far from a big employer, I'm aware of it being a bit of gamble in terms of what sort of people i get.

I have looked on the sharerooms application and wondering how i can go about doing checks and if anyone has used it before?

Any advice appreciated.

I will occasionally pop back home at weekends but not that often which i think house share is more appropriate.

I found it better to rent out a couple of rooms in my increasingly 'spare' house rather than renting the whole thing out, you can earn just over £7000 without paying tax otherwise I would be paying 40% (minus upkeep costs). Renting rooms also means you will have access to the house, this also appealed to me.

I used Spareroom website rather than what you proposing. It is well worth getting suitable insurance as letting strangers into your house is daunting at first. Be sure to make sure your get good references, insist on a months rent up-front and a security deposit. I've not had any bad experiences but then I'm quite happy to wait for the right tenant rather than the first one that comes along.

If you would be happy for it to be just a rental place for a few years with a mind that eventually you will move back in then redecorate etc then fine.

If you would get upset that your personally decorated and well kept house is not getting the love you would give it then I'd say not.

There are quite a few companies now like Air BnB but they offer secure terms. In that if your house is trashed they will cough up the compensation. They vet tenants and accept the risks to an extent but it comes at a price because you are guaranteed the rent as well as the next tenant but they probably keep a decent cut out of that.

A large employer (bank) in my locality would rent houses on a long term basis, but for weekdays only. They would use it in lieu of hotels for putting up visiting execs, trainees etc. Might be worth talking direct to the employer you mentioned, it removes a lot of the issues with damage etc and leaves the house free for you at weekends.
