How long can unmounted tires sit around?
I just took the run-flats off my new car and replaced them with non run flats. I plan to put the run flats back on when I turn the car in at end of lease in 3 years. I'm wondering if they'll be fine just sitting (wrapped in plastic bags) in my (heated) garage for 3 years or if there might be deterioration, and if I have to do anything to them once in awhile...

I would think in a temp controlled space.. With decent humidity they will be Ok. Worst case flip or rotate them every month or so. I am sure tire rack has had inventory sitting around for that long... And they will face less wear than being on your car...

I have a set of A/S that I'm leaving outside--covered--over the winter, and then will sell or use them. Any problems with that?

Having them mounted on your car you drive everyday getting wet, hitting bumps/potholes, spinning at more than 200Gs (what a web calculator calculated), hot/cold... pretty sure they can stay in your garage for a few years and be fine.
There is however a lifespan to tires and they should be discarded after (a disputed) 6-10 years if kept in optimal storage conditions |

I always thought 5-7 years…
I mounted a set of 6 year old blizzaks and they wouldn't seed properly on the rim (constant leaking)… Not sure if it was age related but never again.

Direct sunlight for extended periods of time could dry them out but if they're in a garage the whole time, there shouldn't be any major issues as far as I know.
