Is this a good lease deal 2015 435i Gran Coupe - Hurry!?

Might pull the trigger on this lease deal let me know what you think:

Supposedly here's the deal - let me know if the numbers add up? At the dealers ship - I need to keep payments at $550 monthly
Orange County tax 8%

MSRP 57,880
Invoice 53,512
Money factor .0013
Residual 62%
Miles 39mos. 10k/year
4k down!
$550 monthly including tax

Good deal?
I really think I can do $3500 down - or get 12k miles on 4k down?

Put a safety on that trigger. Did you look into multiple security deposits to bring down MF instead of a big cap cost reduction? Don't focus on monthly payments. Focus on the overall price of the car, bringing down the MF and avoiding markups and mysterious fees. Are you getting all available incentives you qualify for? Is this even the car you want? Can you wait 2 months and order the exact car you want and perhaps get better MF, residuals and incentives while you wait for the car? Personally I think M Sport is the only way to go with this car. LED package is awesome too. Many will say DHP is a must but not me personally.

For example my car started with higher MSRP, I'm getting 15k miles/yr and I put less down that your deal.

I didn't think about that - Only incentive they are mentioning is Holiday incentive. This is the car I want however I can wait to get better options.
So you put less down and just more on the MF?

What should I ask for - I do need to stay around $550/monthly

I'm only getting 10k miles

Never put money down on a lease unless it's MSDs.

Also, you never focus on a lease based on monthly payments. Instead, deal with the actual selling price. I'd recommend avoiding 39 months leases.. You're basically paying for a full year's registration when you can only drive it for 3 months.

Are you at Irvine BMW by any chance?

I'd like some input on how this can be better. There are two 435i GCs in Houston, TX (Same dealer) but when I went, the CAs words were, 'these are one of a kind GCs you won't find anywhere'. When I asked about discount, I was given $1000 off MSRP (Holiday credit) and then he said we could knock off another $1000.

I would sign the lease papers today if I can get a 58k GC for ~$550 a month. I'm also willing to pay all the taxes up front...
