Can I negotiate a cap cost BELOW invoice (pre incentives) on a 2014 428i coupe?

I'm about to order a loaded M Sport 428i coupe with 6MT, which I plan to lease. The MSRP is $53,650 and the invoice is $49,485. Is it possible to negotiate a cap cost BELOW invoice before incentives? If so, how much below invoice can I reasonably expect the dealer to go?
