Planning to lease an 328i m sport
What numbers am i looking for ? Lease for 36 months with not less then 10k miles a year. Also how much down payment? I am noob on lease

Never put anything down... If you're in a state that allows for a multiple security deposit, Do that! You get all the money back in the end and your payments get lowered.

You're lucky your in L.A., a very competitive market. You might also try Robert Grass (tele: 661-288-7166), internet mgr at Valencia BMW which has a huge inventory on the ground. He's no nonsense and up front about price, incentives, and availability of what you're looking for. The best deals will be on the 2014's as the dealers are trying to clear inventory (and BMW may be offering the dealers "money in the trunk" - added money incentive to allow them to really discount) and it may be too late to order a 2014 328 anyway.
If you're not familiar with leasing, play around with this lease calculator - http://leaseguide.com/calc/. I believe the current money factor on 328's is .0013 with a residual of 63% for 10k a year. Figure a bank fee of $725-925 as a cost added to the lease. Do your homework. Edmunds.com is a good site to calculate msrp/invoice prices for various configurations/options. Surf BMW's site bmwusa.com to find current incentives (Grass will cover that anyway). With the incentives, etc. you should be able to get a 2014 328 for well under invoice.

I don't think so. A 328i with m sport (and nothing else) is $41,725 MSRP. Ran some #s below...
MSRP: 41,725 Sale price: 37,999 (9% off) Fee: 725 doc Term: 36 mos Residual: 61% Money factor: .0013 (3.12% interest) Sales tax: 7% Miles annually: 10,000 $431.97/mo without taxes Keeping with the above scenario, you would have to get the car for $36,899 to be under $400/mo. Which is 11.5% off the car, not impossible but I'd say improbable. To give you a real world example, I built a similar car to what it sounds like you want and ended up at $480/mo, I'll be paying taxes/fees up front.
