Your dealer added 40 points to the base money rate (130 + 40 = 170), thus the 121 after 49 points subtracted from security deposits. Your final money rate should be 81 (130 - 49). In other words, your security deposit is virtually worthless.

Lease acquisition fee is $725.

Agreed. Also surprised at the residual. I'm getting 63% on a 328 with 12k. What's the msrp?

I would pay the 1% for the miles. Are the models that different?

I think that the residual for the 320i went down for July, so that 1% was actually like 3% compared with yours.

Now the dealer came down to sell price of $34000 and monthly payment of 358.65. What do you people think?

The 1% markup (1/2400 = .00042) is pretty standard by dealers.

That does not mean that it is ok... it is still gouging. I am leasing a 320i as well and my money rate is .00130 - 7 MSD = .00089.

A good deal is the one that you think is good for you. Monthly payment by itself is useless, unless you do not care of the back-end.

However, a great deal is the one that you know that all your numbers are great at that time, not just the monthly payment. Specially putting down MSD.

My opinion is simple: I'm not a monthly-payment customer. I never visit a dealer to buy a car without knowing most of the numbers involved beforehand. I hate the back and forth with a passion. I tell my numbers to the dealer and they tell me right there yes or no. And all the time that's what I get, or better if there are incentives that I miss.

I would recommend contacting David Aviles (bmwdavid@icloud.com) from Steve Thomas BMW. He will fix you up with a no haggle quote.
