Not too familiar with leases, does this deal mean I would have to put down $3150 deposit first before getting the lease?

Basically, yes.

I paid BMW $3150 up front to lower my rate which is 100% refundable at the end of the lease period.

Well, the deposit goes directly to me up front since BMW will refund to YOU at lease-end.

I won't do a transfer otherwise, since I don't want to be out $3150.
