What happens if you code the car under a lease? Can you return it that way or do you need to reset to default? Does this void any maintenance plan or warranty provided by bmw under the lease?

Code it in what way?

Generally, as long as you aren't installing any non-BMW/OEM parts, and aren't messing with the computer that would be an option BMW couldn't code for you, any settings you code are fine.

Plus, your settings and coding will likely be wiped out when you turn in your lease anyway.

Just general coding - windows/trunk with FOB; DVD use while driving; eliminating seatbelt ring, etc. Sounds like I am good to go. Thanks.

Yea, I mean, anything that can be coded to your liking, can be reverted at a later date, assuming your coding is carried out by an authorized 3rd party or BMW dealership.
