20K miles is very early for bushing/ball joint problems, but I've had the exact same noise (two times) when exiting the car (on my 5er). Both times it was the rear ball joint. It connects the wheel bearing carrier to the swing arm and can't be lubed. I would think this would be covered under your warranty.
