Which sites are first to report Land Registry data?

I'm interested to see the sale prices of a couple of houses which sold recently, one of which is rumoured locally to have traded vastly over the asking price. I realise that quite a few sites, including the gov.uk one, report Land Registry data, and that some company purchases don't get reported. Does anyone know which of the sites are quickest to update sold prices after completion?

It's a bit slow.

Our new development had its first occupants in August and still no completion prices on Zoopla etc.

Seems like 6 month wait.

Yes it’s around 6 months according to my 2 brothers who are both surveyors as I asked a similar question regarding a house down the road from us.

It was 3 - 6 months but apparently the pandemic has slowed it or at least it did for a while.

I found my in laws house on Zoopla first back in 2019.

Doesn't even need to be a drink, just tell the selling agent you live in the same area and want to know what the houses sold for and you might be interested in putting yours on the market. Best case they just tell you, worst case you have to spend 20mins with them looking round your house to give you a value.

I've just bought my leasehold, and Land Registry have said it'll take 6-9 months for them to complete the paperwork. So I suspect something in that time frame!

I can’t imagine why it’s as slow as that for them to record and publish the data.

I’m not too keen on getting the agents round or even speaking to them - the grapevine is remarkably well connected in this rural community!

Thanks for the responses - very interesting- looks like I’ll have to be patient.

No idea whether this is representative but the house next door to us changed hands in January 2020 and that still isn't showing on Zoopla - the last sale for it is recorded as July 2000 which is when the previous owners bought it!

May be worth checking on here as it’s probably a more complete data set

I think you can get a copy of title paperwork with noted transaction price from land reg. For a about 5 quid or something.

The issue is that it's taking them 6-9 months to process the title paperwork at Land Reg. That's why it's taking so long to show up.

It is always good to keep your local Estate Agents sweet, especially if you are keen on getting a nod and a wink now and again I still take a few bottle of decent Vino round every Xmas even though I have been out of the 'business' for a few years now...... you never know
