N20 motor mounts @ 40k miles

Had dealer repair for vanos cold start power train failure. Put it on a lift and then told me motor mounts accessories belt and alignment all need renewal. Anyone have any issues at 40K miles 2104 428ix? No oil leakage.

Is this car out of warranty ?

Mileage wise no but time wise yes for the standard mfg warranty.
