Is it a good idea to walk in and say you're buying the car, then negotiate the purchase price (invoice + approx $1200 depending on how hot the model is).

Once you've settled on the purchase price, then say you want to lease it, and work with the purchase price.

You don't need to lie, necessarily. A lease is just a finance option, and it doesn't cost the dealer anything. So yes, once you're interested in moving forward, you should negotiate based on the invoice price. The MF and residuals are set by BMWFS so there's nothing you can do there. You might have a little wiggle room with the fees the dealer charges.

The only time it usually makes any difference is if you are going to pay all cash. Otherwise it won't make any difference if you finance or lease. Dealers don't like all cash buyers as much because they don't get any bonus for setting up financing.

NightWriter I thought the MF is negotiable (0.0013 - 0.0017) and not set by BMWFS?

You are correct the base rate (now .00130) is set by BMW and they allow the dealer to mark that up by up to four basis points for extra profit. Many dealers will give you the base rate.

Here is some updates on my lease: I just tried negotiating with the BMW dealers and here is my input:
12000 miles 36 months
MSRP 49450 (428i xDrive Coupe 2015)
CAP cost is $44000, it was $44685 (and that includes $500 build-in credit)
Excess mileage will be $.20/miles
Residual is 60%, MF is 0.00081 (with 7 MSDs)
First payment is $485.19 with tax
Security Deposit is $3500
Acquisition fee is $925
DMV fee is $47
Doc fee is $210
Cap reduction tax is $69.54
Drive-off is $5236.73
What do you think? I still have $1000 credit but I haven't told them yet. It will reduce my monthly payment to $455 per month. Should I go lower? Is there any more room for negotiation? And is there a longer lease term rather than 36/12k?

I believe there is still a small room for negotiation but I will have to see how much lower should I go down. It all depends on how the car looks like when I actually see it (high mileages due to exceed test-drive, how long it has been on the lot). $1000 off credit is no doubt but maybe knocking down $500 or more? The only thing about this car is it doesn't have M-sport package which I really love. It's a base 428i with NAV, premium package, driver assistance package, and cold package. But well, who cares about the appearance right?

That is odd. It's just been sitting on a lot? First, see if you can find out why it's been sitting; damage, malfunction, or undesirable options? Then find out about the new car maintenance and warranty. It should start on the purchase date, but make sure. I would start somewhere under invoice before incentives. Any car sitting that long is costing the dealer serious money.

I wonder if the dealer got scared on a cancelled customer order. Don't see why they would order that color combo for dealer stock.

I don't know the market for the 228 but otherwise it looks good. I would use the cap cost reduction for MSDs and not down payment.

I'm having difficulty understanding how tax is calculated into the monthly payment.

In my case, in Florida you don't pay the entire tax up front from my understanding.

I don't know how Florida works but in PA you just add it to the monthly payment like sales tax. So a $500/month payment with 9% tax becomes a $545/month payment. This is the most common scenario.

Florida works as OneRib suggested. Use the mathematical formula on Page 1 of this thread. Monthly tax equals x% * (Monthly Depreciation (MD) + Monthly Lease Fee (ML)). If you have an iPhone, the Leasematic app works great or see here: http://www.ridewithg.com/calculator/ in order to check your work.

End of lease - residual

So, just for the heck of it, I looked up the trade in value of my 328. Wow! The trade in value is already about $2,000 LESS than the residual and it sure isn't going to appreciate over the next eleven months. I'm "guessing" the thing will probably drop at least another $2,000 by the time I have to turn it in.

No big deal for me - hand them the keys and walk away - done! But if someone wants to buy their car at lease end (not me under any circumstance) does BMW negotiate a better price or are the happy to add it to the 150 or so other 328i's sitting on their lot?

Just curious because somebody here must have gone through this drill.

It depends. You can always try and negotiate the lease end price, but usually you can't save a ton. This is why it's never recommended to lease with the plan of buying at the end. This is especially true when the residuals are high.

Interesting that they aren't that flexible at lease end but I understand what you are saying. I guess it's just as easy to take the car back and hope to recover the lesser value (to some extent) from the subsequent customer that shows an interest in it. You would think it's easier for them to take a little bit of a bath on it (by lowering the residual) rather than take a chance they can recoup. These people (BMW) are not stupid so I'd almost bet they offer up a REALLY good deal on a new unit in a case like this to minimize the financial difference - lose some on the lease return but make up all (or most) on the new unit.

I have no idea what I will face at lease end but I'm pretty sure they won't be happy with my steadfast refusal to get another BMW - as they say, "That's the way the Mercedes Benz."
