Just make sure the mirror adjustment selector on the armrest is pointing to the right hand (drivers) mirror and then they will work on the lock button. They won't fold if the selector is set to the passenger side.

Great i think that might be a reason..am sure it is facing passenger...i will try once the car is back from a detailer hopefully with some pics. Thanks

To lock & fold, just press the lock button once till the mirrors start to fold.
