Prob 1.8 to 2.5% I would guess for a 2yr fixed.

First direct we’re doing some good deals recently.

Surely asking a broker is a better bet... we use mortgage 1st...

Biggest factor is LTV...

10 year fixed with TSB at 1.79% is what I got in October / November.

As above get a decent mortgage broker.

Nicely done my friend, nicely done My wife is trying to persuade me to buy a second home / apartment somewhere on the coast now our mortgage is nearly done. Still a bit of saving first though before for deposit before maybe taking the plunge.

We've just got 1.67% on a 2 year fix with Halifax. That's for an LTV of 60-80%

We always do price comparison on money supermarket, even the mortgage adviser my wife works with couldn’t get close to the best deal on there (HSBC for us both the last two times)

I'm an IFA and as such have access to mortgage sourcing software that looks at most, though not all, of the market including broker exclusives.

If you have a head for mortgages and the nuances - last few times I've beat the ifa/ brokers (for what it's worth I went to first Direct last time but I love their customer service even though it wasn't the very cheapest rate ) - this is because often the best deals are customer direct apply only. No cut to pay a middle man. Beware - this is a fair bit of hassle

If you want hassle free - go see a broker or two and see what they offer - they know what they're on about and can do the hard work for you, at a cost. Nothing in life is free though

Pointless people quoting who they are with as different times different lenders offer best deals - just do some research using one of the two routes above depending on your willingness to take the lead

Interested to hear the various views on this and 'best' deals out there. We're coming out of a 5-year fixed deal next March, and who knows what'll be on offer then. At that point we'll have a shade under £60K to go, with less than 20% LTV - want to kill that in under 5 years, depending on a few other things, maybe less.
