Dealer warranty vs. manufacturers warranty

Checking out a car at a Florida dealership and it has a notice attached to the windshield: No dealer warranty available for this car...However, manufacturers warranty still applies.

What exactly does this mean?
If I lease this car would I have to worry about future mechanical issues? Or any other issues?

This simply means that dealer is not offering any extra guarantees above and beyond the factory warranty. It's a standard disclaimer for used vehicles still covered by factory (manufacturer) warranty. After factory warranty expires, the dealer will offer mechanical breakdown protect service contract (sometimes called extended warranty but it's a service contract by definition) which is not a warranty.
