I will lease 2 cars in about 5 weeks.
both will be most likely 320i since they are the cheapest right now.
I am wondering what kind of discount i can get for a msrp of $35K and any incentives right now?

36 months, 5K miles per year, approved by BMW financial.

i would also appreciate if you can share your lease payments for 320i ?

You can google the money factor and residual values - I believe the residual is 61% but not sure of the money factor currently.

If you're looking for a cheap payment and don't care about options (since you are saying $35k MSRP) I would check to see if you can find a former loaner as the deals can be crazy. It will be covered under warranty for the whole lease so who cares if it was "beat" on more than normal. I leased a former BMW Exec car - 2016 328i with many options. MSRP was $52k (leather, tech package, sport package, heated seats) and my payment is $325/month (no tax incl) with nothing down on a 12k/yr lease. A friend of mine got a similar deal on a 328i former loaner as well. I'd imagine on the 320i you can find a sub $300/mo payment with nothing down.

Are you sure it is 5K miles per year? I thought the minimum was 10k miles per year. The residuals you will find online will be for 10K miles per year.
If it is in fact 5K miles per year ask them for the residual. We'll need that for the calculation.
